Includes:

  • Full marketing of the property and advertise on relevant portals and press.
  • Erect board outside property in accordance with Town and Country Planning Act 1990. (Optional)
  • In depth vetting of all interested applicants before viewing a property to ensure good calibre tenants are established.
  • Carry out accompanied viewings (as appropriate).
  • Full referencing of tenants including rent guarantee insurance in case of rent default with nil excess for the first fixed term and any legal representation included in case of repossession
  • Preparation of Assured Shorthold Tenancy Agreement
  • Provide guidance on compliance with statutory provisions and letting consents.
  • Advise on non-residential tax status and HMRC (if relevant). Make any HMRC deductions and provide tenant with the NRL8 (if relevant).
  • Collect and remit monthly rent received.
  • Pursue non-payment of rent and provide advice on rent arrear actions.
  • Hold keys throughout the tenancy.
  • Thorough Mid-term inspections carried out by our qualified inventory clerk with detailed follow up reports with photographs, and follow up actions if necessary.
  • Arrange routine repairs and instruct approved contractors.
  • All costs for repairs are authorised by the landlord prior to carrying out any work.
  • Annual rent review, in accordance with current prevailing market conditions. Negotiate with tenant, direct tenant to make payment changes as appropriate, update tenancy agreement or serve Section 13 notice if tenancy is on a rolling monthly basis.
